You are familiar with the horror stories about rented homes being misused for all kinds of fraudulent practices. A problem for which TRIPLE SAFE* has a solution: periodical checks of the properties commissioned by the landlords!

Changed market

The market is constantly changing. Owners rent out their home as an investment or during a specific period of absence. Unfortunately, however, you regularly hear horror stories about renting out homes, such as being misused for a cannabis farm, subletting, use as an anonymous address for criminals, etc.

Thorough screening

Of course, this type of abuse cannot always be prevented. However, TRIPLE SAFE can ensure that the risk of this type of abuse and other illegal activities is significantly reduced if the leased property is regularly screened.

For landlord and tenant

Our screening includes the checking general safety, the use of gas, water and electricity, and all rooms of the home. These are physical checks provide security for both the lessor and the lessee. The landlord has one less thing to worry about and the tenant is given the opportunity to raise issues about the property directly and without any fuss. We act as the link between the tenant and the landlord.

Cost

The cost for our LIGHT SECURE service is € 299.00 per year. This includes a half-yearly audit. This is important in order not to be held liable if, for example, a hemp farm is found. The TRIPLE SAFE inspector physically carries out the agreed inspections. In addition to checking personal data and income details, they actually check in and around the home. Checking personal data and income details alone is not sufficient to prevent malpractice. Even a "bona fide" tenant can at some point start violations such as: failure to meet his payment obligation, grow cannabis, subletting, etc. Moreover, a lessor is required by law to periodically check his property. TRIPLE SAFE specialises in this and relieves the owner of difficult and time-consuming inspections.

With the services of TRIPLE-SAFE: Secure letting - Secure renting - Secure living, the service of Rotterdam Property Management is extended to the wishes and requirements of today:
Preventing the depreciation of your property
Preventing of costs and liability in the event of improper use of the leased property
Preventing closure (at least 3 months) of the leased property by the municipality

What can you expect from TRIPLE SAFE?

One of our employees will periodically carry out a physical inspection to prevent malpractice. A report with the findings is made and this report is sent to the owner for information so he or she is aware of the state of the property.
